ECG is looking for an experienced Fabric Engineer / Handyperson to join our site-based team at St James Quarter. This is a hands-on, multi-skilled role focused on the upkeep and presentation of the building fabric throughout the retail malls, back-of-house areas, service yards and car parks. Working to a planned preventative maintenance (PPM) and reactive schedule, you will deliver joinery, decoration, minor plumbing and general handyperson repairs to a high standard of finish, keeping the destination safe, presentable and fully operational for guests, retailers and tenants.

Essential duties & responsibilities

  • Routine PPM visits and reactive fabric repairs across the malls, back-of-house corridors, welfare facilities, service yards, loading bays and car parks.

  • Fire Door inspections, recorded & reported on to British Standards.

  • Internal & external fabric inspections including façade condition reporting.

  • Joinery and basic carpentry repairs – doors, frames, skirtings, timber cladding, shelving, cupboards, hoardings, handrails and back-of-house fixtures, including the manufacture and fitting of small items as required.

  • Painting and decorating – preparation, filling, sanding, patch repairs, cutting in and full redecoration of walls, ceilings, doors, frames and metalwork, maintaining a consistent finish across public areas.

  • Ceiling, floor and wall repairs – suspended ceiling grid and tile replacement, plasterboard and stud repairs, wall and floor tiling, vinyl and carpet tile replacement, silicone and mastic renewal, and making good following works by other trades.

  • Door, lock and ironmongery repairs – closers, hinges, handles, push bars, locks, cylinders, kick plates and signage, including routine fire door inspections and associated remedial works.

  • Minor plumbing and handyperson works – clearing blocked sinks, WCs and urinals, replacing taps, seals, waste fittings and cistern components, and repairs to cubicles and washroom furniture.

  • Daily / Weekly building inspections of public areas, service corridors, Roof Areas & Car Parks, vacant units and back-of-house, logging defects, completing making-safe actions and reporting remedial works for quotation.

  • Accompanying and supporting sub-contractors around site for PPM/reactive works – including specialist fabric, flooring, cleaning and access contractors – arranging access, isolations and permits to work when instructed to do so.

  • Operate a tablet device in conjunction with ECG’s CAFM system ensuring all PPM and reactive tasks are completed timeously, with accurate labour, material and asset information recorded against each task.

  • Provide general support to the Tech Team including filter changes and plant room housekeeping.

  • Ensure all works in public areas are correctly signed, barriered, cleaned down and cleared ahead of trading hours, working outside trading hours where the task demands, and at all times in line with ECG’s Health & Safety policy, site RAMS and the permit to work system.

  • Develop positive working relationships with all stakeholders to enhance the professional reputation of ECG, whilst protecting the St James Quarter brand.

Skills & Qualifications Required

Knowledge & Understanding

  • Multi-skilled fabric maintenance or handyperson experience gained within a commercial building or FM environment.

     

  • Experience operating in the private FM sector.

     

  • Solid understanding of SFG20 service specification.

     

  • Broad practical ability across joinery, decoration, tiling, ceilings, flooring, ironmongery and minor plumbing.

     

  • High standard of finish and strong attention to detail when working in customer-facing areas.

     

  • Confident operating a tablet-based CAFM system for task management and reporting.

     

  • Excellent customer communication skills.

     

  • S

    elf-starter, able to work on own initiative as a conscientious team player.

     

  • Organised communicator with strong inter-personal skills. High level of verbal, written and numeric skills.

     

  • To be highly flexible in accordance with the challenging demands of a “World-Class” Retail & Leisure destination.

     

Qualifications

  • City & Guilds/NVQ/SVQ: Level 2 or above in Carpentry & Joinery, Painting & Decorating or a related building trade – or time-served equivalent experience.

     

  • CSCS card and/or IOSH Working Safely – desirable.

     

  • Fire Door Inspection training – desirable.

     

  • IPAF, PASMA, Abrasive Wheels and Asbestos Awareness – desirable (training can be provided).
